Privacy Policy

What we collect

If you sign up for the weekly rate brief, we collect your email address and use it only to send you that newsletter. Every issue includes an unsubscribe option. If you contact us by phone, text, or email, we keep that correspondence so we can help you.

The loan application

The "Apply online" button takes you to our secure loan application platform, where information you submit is protected and handled under federal and state lending and privacy laws, including the Gramm-Leach-Bliley Act. Application information is used solely to originate and process your loan and is shared only with parties necessary to that process, such as lenders, credit bureaus, appraisers, title companies, and insurers.

Home value tracking

The "Track my home" button takes you to Homebot, a third-party service that provides your monthly home value digest under our branding. Information you enter there is handled under Homebot's own privacy policy.

The calculator

The payment estimator on this site runs entirely in your browser. Numbers you enter are not stored or transmitted to us.

Analytics

This site uses Google Analytics 4 to understand which pages get visited and how they get used, such as which of a fixed set of buttons or links gets clicked (for example, "call," "apply online," or "subscribe"). Google Analytics sets cookies and collects information such as the pages you view, your approximate location, and your device and browser type. That data is processed by Google under Google's own privacy policy. We do not send your name, contact information, calculator inputs or results, or anything you type into a form to analytics.

Forms on this site

The newsletter signup and the VA intake form are processed by Netlify, the company that hosts this site. What you submit is stored in our Netlify account and used only to send you the newsletter or to respond to your inquiry. Please don't put Social Security numbers, account numbers, or other sensitive financial details into these forms; the secure application linked from "Apply online" is the right place for that.

The VA loan assistant

The ask-anything assistant on the VA loans page works differently from the calculators. When you ask it a question, the text of your question is sent to our server, which uses Anthropic's Claude API to generate the answer. To review the assistant for accuracy, each question and its answer, along with a timestamp and the sources the answer cited, is recorded in our hosting provider's (Netlify's) server logs. We do not ask for or record your name, and we do not store these logs anywhere else; they persist only as long as Netlify retains server logs. Don't enter Social Security numbers, account numbers, or other sensitive personal information into the assistant. Ask it the way you'd ask a general question at a kitchen table.

The Payment Peek browser extension

DVM Payment Peek is a browser extension that shows an estimated monthly payment and public-record checks on real estate listing pages you choose to visit (Zillow, Redfin, Realtor.com, Homes.com, and MLS listing reports). To do that, it reads the listing's address and price from the page you are viewing and sends the property address to our server, which looks up public records: county property-tax records, FEMA flood maps, federal mine-map records, and USDA eligibility areas.

The extension does not collect, store, or transmit your name, email, browsing history, or any other personal information. Property addresses are used transiently to fetch the public records above and are not linked to you. Nothing is sold or shared with third parties for marketing. The extension has no accounts, no tracking, and no analytics.

What we never do

We do not sell your personal information. We do not share your contact information with third parties for their marketing.
